Balfour Beatty's next-generation inspection of construction sites

In order to realize a construction project, it is necessary to agree with the investors, and in particular, in the construction of a building, a complex and detailed structural design may be required for a limited space. In such a field, it is not uncommon for mistakes to occur, and it can result in large budgets that take years to correct them.
With current technology, it is possible to create a precise as-built model for inspection and compare deviations with the design in near real time to detect errors before completion.
Preventing these mistakes is essential to the success of the project, and efficiency and productivity are key factors in them. In response to these challenges, Topcon helped Balfour Beatty, a major British construction company, improve its inspection process to increase efficiency and productivity at its construction site in Surrey, UK.

The site is Cooper's Hill. The project, which began in 2017, is a large-scale project to renovate a Victorian Gothic-style building that has been used as a student dormitory in the vast Magna Carta Park of about 80,000 tsubo into a 78-room high-end housing complex for the elderly, giving it a state-of-the-art reinforced steel structure while retaining its ancient taste.

The company's work team already had the technology and methods for construction quality inspection, but they outsourced the laser scanner work to experts. It was a conventional method that was expensive and had to wait a long time for data analysis, and its efficiency and productivity were not high. When we were considering new technologies and review work processes to improve our operations, we came across a highly efficient workflow that utilizes the GTL-1000, which combines Topcon's latest technology, a laser scanner, and the functions of a total station.

Guy Murphy, the company's head of construction, said: "For many years, we have been doing construction quality inspections in the traditional way, because we have not been able to find anything that makes this process quick and easy. Topcon's latest GTL-1000 data processing technology combines sophisticated, fast and effective scanning and software technology to provide a concise construction inspection workflow that can be said to be near real-time."

Since the project began in July 2017, Murphy has been testing it in the field as part of a complete workflow for analyzing and validating scan and design data, including Topcon's 3D point cloud processing software MAGNET Collage and ClearEdge3D's Verity architectural quality control software. Murphy continues: "The GTL-1000 dramatically reduces the time required to scan and verify projects as needed at any stage. Thanks to the two-in-one function, it is now possible to use the instrument as an extension of the daily work of the construction engineer, eliminating the need to outsource expensive scanner measurements to a specialist. It's so easy to use that I didn't have to spend a lot of time training on how to use it.
We also used this workflow to compare it with the design model of a new steel structure. As a result, mistakes can be detected and design changes can be made before the building materials are brought to the site. With Verity, you can identify areas that fall outside of your tolerances, giving you time to consider your design and scanning results much more carefully than before.
With the GTL-1000 and Topcon software, you can do more than before, which will also help reduce labor costs. It's hard to quantify the cost-effectiveness of this new workflow and technology that can prevent random mistakes, but it's sure to have a big impact."

Chris Emery, Topcon Group's General Manager of Architecture, said: "Until now, the construction industry has always struggled with how to deal with mistakes. There was little that could be done to address interference checking and design issues. Topcon knew that traditional quality inspections were time-consuming, costly, and frustrating for construction engineers and subcontractors, requiring specialized training. With our workflow solutions, you can get your work done faster and easier, and you can also save money by preventing rework.
We are delighted that the Balfour Beatty project team is pleased with the results of this new solution. Working with them, we've also been able to refine workflows that shorten construction time and reduce costs in the construction industry."

The Coopers Hill project was the first to use the GTL-1000, with the first phase of work completed in August 2019.

Finally, Nick Salmon, a key figure in laser scanner metrology at Balfour Beatty, said: "At Balfour Beatty, we are committed to achieving innovative work efficiencies in our business areas and reducing on-site work by 25% by 2025. Topcon's new laser scanner total station will accelerate the construction process and increase productivity by identifying design challenges more efficiently than traditional methods.
We are very pleased to have been able to work with Topcon for more than 12 months to try out this new tool, which will reduce costs and planning time for both clients and contractors, and will bring significant benefits to the industry as a whole."
